Our Approach

Our Development Team’s approach to the type of retail development and its design of the has been informed by the site constraints, planning policy as well as the operations of the neighbouring properties and relationship with the surrounding area, particularly RNAS Culdrose.


Our aim is to deliver high quality convenience and comparison floorspace which will serve Helston and provide an overall enjoyable shopping experience. Each retail building will be of high-quality and modern design and will be served by associated pedestrian, cycle and vehicular access, service yards and parking. As part of this, particular attention has and will be given to the design and function of the highway network, impact upon the landscape character and persevering and enhancing the environmental quality of the site.

 

Indicative Development Proposals

The indicative development scheme involves the submission of an application seeking full planning permission for the delivery a retail park which comprises the following mix of Class E uses (including occupants) and floorspace:

  • 1 x McDonald’s drive thru / to restaurant - 378.5 sqm GIA 

 

  • 1 x Aldi convenience foodstore – 1,806 sqm GIA 

 

  • 1 x The Range comparison goods units – 1,858.1 sqm GIA – with associated garden centre - 743.2 sqm GIA


The key features of the indicative site plan are as follows:

 

  • New and improved vehicular access off Menage Road and separate access for servicing and delivery vehicles, located to the rear of the foodstore and comparison goods unit.

 

  • Various points of pedestrian and cycle access with north to south and west to east permeability.

 

  • 232no. car parking spaces (inc. disabled and parent / child spaces).

 

  • Possible improvements to the local highway network to accommodate 

 

  • Use of eastern field to deliver additional landscaping, biodiversity net gains and sustainable urban drainage systems (SUDS).
